White Plains, New York is just one of many surrounding cities that has flourished outside of the closely located and more dominant New York City. White Plains is located in Westchester County about thirty miles from its neighboring behemoth - NYC. Many commuters have embraced the thirty-mile drive, as statistically 69% of those that commute to work take their own autos. A significant portion of the remaining commuters rely on the public transportation system to get them to and fro. However, driving in downtown White Plains may be another story. The city has been blessed with a number of downtown developments, which consequently have also increased the traffic load. Not to mention, there has also been occasional lane closures for large construction equipment.

The Renaissance Plaza Fountain located at the corner of Main Street and Mamaroneck Avenue also causes drivers to slow down for a glance at the beautiful combination of water and lights. In the adjacent lots, a few buildings were demolished to make way for the Renaissance Square development. This multi-use project included a new hotel, condos, residences, retail spaces and offices. Other developments downtown that have complicated the roadways include the City Center, which is surrounded by Main Street, Mamaroneck Avenue, South Broadway, and Martine Avenue. This 35-story structure is also a combination of retail and residences. Thankfully, the project added a municipal parking garage to accommodate some of the additional vehicles that are now populating the revitalized downtown.

The economic growth of downtown White Plains has resulted in more and more people commuting to White Plains, as opposed to from White Plains. There have been mixed reviews as for how heavy the traffic is headed in the opposite direction of the standard New York City commuters. It seems to depend more on road construction and accidents than on general traffic load. Either way, it is normally an easier commute into White Plains than away from White Plains. Of course, as the downtown continues to flourish, the situation may become much worse in a number of years if those in charge of road management do not keep pace with the developers.
